Are you building a new home through a developer? Perhaps you live remotely, or do not have the time to tend to the progress of construction. You will have a successful result and a better finished product by having an advocate in the process. BOCM can do periodical visits, attend meetings and/or create easy to read progress reports. BOCM can point out issues for you to relay and leverage before your closing. Or, BOCM can engage the builder with issues directly as your Owner Representative. Developers normally give you minimal visits to the site and they are conducted too swiftly. If you are not verse in the construction field, or Florida Construction methods, or have experience in building with developers, you can oversee many things that become more costly in the future. After closing on a home these issues all become, your issues. Dealing with these will be burdensome, instead of being able to simply - enjoy your new home.
BOCM is not a home inspection Service, however we can hire an inspection service for additional back up data and for drone photography. A home inspector will usually not engage with the Builder as your Owner Representative, so Home Inspectors are great team partners. We can process many tasks in your absence and even manage the Home Inspector.

The Cost
This service is billed on an hourly basis. Travel time is not billed into the service. You pay for the time that we are on the site and the time it takes to generate reports or participate in meetings. Hourly rates start at $295/hour. Minimum of 1 hour for each site visit or each meeting. Rate is metered in 30 minute intervals thereafter.
Bespoke Elite Service
Are you looking to renovate an apartment, or renovate a home, or a build a new home and you already have Architectural and Engineering drawings? You may have all of the consultants hired and working and maybe even have a contractor. There is a more transparent alternative to the traditional General Contractor agreement and the tedious bidding process. BOCM will Manage your construction project as a GC would, however while including a detailed process on the accounting and progress of the project, there is a clear dashboard of activity. Instead of having General Contractors bid your project, with uncertainty of what is actually included, hire BOCM as your Construction Manager. BOCM will have the Subcontractors bid out specific scopes to reduce costs and find the best value. These proposals are presented to you in a transparent manner, and you have the GC completely on your side.

The Cost
This service is billed through a very detailed requisition spreadsheet, that includes all of the trades involved in the construction, including general Conditions costs. General conditions are administrative costs as part of the construction that the General Contractor may or may not have included in their contract budget. Including removal of debris, portable bathrooms, and other tasks not remaining part of the residence. Once the entire budget is calculated, a percentage of 15% is added in the form of the fee for management services. Typically, the idea of adding a cost on to a project does not appear to be productive to budget, however the value of the added representation, produces a savings beyond the fee paid. As mentioned above, all of the benefits outweigh the fee.
